In accordance with the Fire Safety (England) Regulations 2022, from 23 January 2023, the responsible person is required to carry out the following for all multi-occupied residential buildings in England over 11 metres in height:
Undertake annual checks of flat entrance doors leading onto common areas (on a best endeavours basis)
Conduct quarterly checks of all fire doors in common areas
The regulations also require the responsible person to provide residents of all multi-occupied residential buildings with two or more dwellings and common areas with information on the importance of fire doors for the overall fire safety of the building.
It is now a legal obligation to regularly inspect the condition of flat entrance doors in high-rise buildings, including those with unsafe cladding, and ensure they comply with current standards.
